	Real Estate Code  •  •  • Does it seem like agents use oddball abbreviations in the MLS, just to confuse potential buyers (not to mention the sellers)?  Here's a sampling of MLS jargon, and what it really means.   ac Acreage (43,560 sqft=1 acre) APN Assessor's Parcel Number (code given to each parcel of tax assessed property) ba bath(s) bd, br or bed bedroom(s), obviously CC&Rs Covenants, Codes & Restrictions (usually associated with a planned development) CCWD Calaveras County Water District (the most common form of public water in this county) coe Close of Escrow FAE Forced Air Electric heating unit FAG Forced Air Gas heating unit fp fireplace HOA Home Owners Associations hvac Heating, Venting, Air Conditioning system LB lockbox OMC Owner May Carry (offer Seller Financing) sfr Single Family Residence sqft or sf Square footage of house UPUD Union Public Utility District (water provided through the Murphys area) wh water heater ws wood stove 1031 Tax exchange for investment property that gives buyer or seller some tax benefits (see your accounant)
